This Poway custom home design is for a near tear down of a 1960's home. The three-story retreat provides 11' ceilings, atriums, gourmet galley style kitchen, 30' slide-away lift-n-slide door, an infinity-edge pool, expansive wood beams, cantilevered decks & overhangs, a yoga & gym retreat, and numerous other architectural features that set this home apart from your average bear.

Neptune Concept X has been BUILT! The new  3,000+ SF home comprises numerous custom architectural details and design sure to impress. It will turn some heads along Encinitas's busy Neptune Avenue. Located in Pacific Beach, California, sk7 worked with the homeowners to develop a transformative remodel and third-story addition to a 1970's home. The contemporary design with some coastal influences inspired the contemporary coastal architectural design.

The homeowners sought a sleek, modern, complementary addition and remodel to their home in Sunset Cliffs, San Diego.  Numerous existing conditions and code considerations made the design challenging but sk7's vision & creativity has achieved the owner's goals and then some.

Introducing the Encinitas Modern Ranch, a masterfully redesigned home enriching Olde Encinitas along Crest Drive. Originating in 1960, this testament to enduring craftsmanship has evolved through thoughtful remodels.

Our project, aligning with sk7, strategically follows the 50% demo rule, ensuring compliance without the need for a Coastal Development Permit. This approach streamlines the process, minimizing costs and time, showcasing our commitment to efficient project management.

Together with sk7, we've positively influenced Encinitas' regulations, revising the cumbersome 50% calculations for fairness and clarity.
